LANDLORDS FEE STRUCTURE

Initial Set Up - No Fees and No Charges

 

Yes, you read it correctly; here at Richardson’s Lettings we charge no set up fees, unlike most other agents – we believe there’s no need as we will be looking after your property for a monthly commission on a fully managed basis and we think that’s enough for you to pay.

 

There are a number of legislative ‘hoops’ that we have to jump through before a property can be tenanted and just some of them are listed below:

 

• We will arrange to have the Energy Performance Certificate undertaken before your property is marketed, the cost of which will be invoiced directly to you by the auditor.

 

• We will arrange for a Gas Safety Check to be undertaken before your property is tenanted, the cost of which will be invoiced directly to you by the Gas Safe Engineer.

 

• We can arrange for all other legislative and/or recommended checks/audits/reviews to be undertaken for you, the cost of which will be invoiced directly to you by the relevant personnel.

 

• For regular checks e.g. Annual Gas Safety Check we will arrange these; costs to be deducted direct from your rental payment (Fully Managed Service Only).

 

 

Fully Managed Service

For our Fully Managed Service we charge 10% of the monthly rental payment.

 

 

Switch Service

For our Switch Service we charge nothing for the first two months, then 10% per month thereafter.

 

 

Let Only Service

For our Let Only Service we charge a one off fee equivalent to 50% of the first month's rent.

 

 

We do not charge VAT.
